We Back Texas’s Best Curative Operators

We invest up to 90% of total acquisition and curing costs for distressed Texas assets. In return, we earn a 35% - 50% share of net profits. Our equity split is tailored to each operator’s experience and the unique complexity of the deal.

Who We Fund

  • Texas-based assets only - We exclusively back deals within Texas.

  • Experienced curative operators - Minimum 2 successfully closed curative title deals in the past 12 months.

  • High-margin opportunities - Projected profit $40,000 and ≥ 2X ROI relative to projected total cash investment.

How It Works

  1. You bring the deal - A curative title property in Texas with strong ROI potential. If the deal meets our thresholds, we sign an NDA and non-compete before reviewing full details.

  2. We fund the acquisition & curing costs - Equity-based, aligned with your success.

  3. We share in the profit - 30% - 50% net profit split, plus our preferred return floor of 35% annualized on cash invested.

  4. Guidance without micromanagement - We provide high-level strategy, resources, and coaching via bi-weekly status calls; you execute and close.

That’s why our submission form lets you share enough for evaluation without disclosing the property address or seller’s identity in the initial review. Once we approve a preliminary fit, we’ll sign a mutual non-circumvention & confidentiality agreement before requesting full property details.
